1 Decide What Type of Mushroom You Want to Grow
The first decision is the mushroom species. Different species require different production systems, materials and infrastructure.
White Button Mushrooms
White button mushrooms (Agaricus bisporus) normally use prepared mushroom compost. A commercial setup typically needs insulated growing rooms, multi-level shelving, cooling, heating when required, humidification, fresh-air ventilation, CO2 control, air circulation, environmental monitoring and control, compost handling, and harvest and post-harvest facilities.

Oyster, Shiitake and Other Gourmet Mushrooms
These mushrooms use different systems. Depending on the business model, a grower may purchase ready-to-fruit blocks or prepare substrate locally. Local preparation can require raw-material preparation, mixing, bagging, pasteurization or sterilization, inoculation, incubation, fruiting, and culture or spawn handling.
2 Define Your Production Target
Many beginners ask, “I have a room. How many mushrooms can I grow in it?” For a commercial project, it is often better to work backwards from: “How many kilograms of mushrooms do I want to produce per week?”
3 Calculate the Required Growing Capacity
For white button mushrooms, production capacity is closely related to compost capacity. A practical planning benchmark is:

From Compost to Production
For planning, use approximately 250–300 kg of mushrooms per tonne of Phase 3 compost. This is a planning assumption, not a guaranteed yield. Results depend on compost quality, environmental control, management, disease pressure and harvest practices.
4 Design the Growing Rooms
Insulation
Maintains controlled conditions and reduces unnecessary cooling and heating load.
Shelving
Defines much of the actual capacity. Plan width, length, levels, harvesting access, compost loading and unloading, cleaning, and air distribution.
Floor and Drainage
Treat the room as a wet work area. Floors and drains must support effective washdown and cleaning.
Water
Provide a reliable supply for growing, humidification and cleaning.
Electricity
Cooling, fans, humidifiers, pumps and controls need adequate electrical capacity.
Fresh Air and Exhaust
Mushrooms produce CO2, so rooms require controlled intake and exhaust paths.
5 Climate Control Is a System
An air conditioner alone does not create a controlled mushroom growing environment. The system may include cooling, heating when required, humidification, fresh-air intake, exhaust, circulation fans, dampers, temperature, humidity and CO2 sensors, controllers, alarms and monitoring. The variables interact. Increasing fresh air to reduce CO2 may introduce warmer or drier outside air, increasing cooling and humidification demand.
6 Estimate the Investment Before Building
There is no single answer to how much a mushroom farm costs. Using an existing suitable building is different from constructing from zero.

7 Estimate Operating Cost and Profitability

Use realistic rather than best-case production, price and loss assumptions.

Choose between purchasing prepared Phase 3 compost and producing compost locally. Compost production is a separate industrial process requiring additional infrastructure, equipment, expertise and investment.

9 Understand Your Market Before Choosing Farm Size
Mushrooms are perishable, so capacity must match realistic demand from supermarkets, fruit and vegetable shops, restaurants, hotels, wholesalers, distributors and direct consumers.
A farm capable of producing 1,000 kg/week is not necessarily a better investment than one producing 300 kg/week if the market cannot absorb the additional volume.
